Where a plat creating a subdivision designates a strip of land running between two lots as an “alley” and designates it to public use, we conclude that the plat unambiguously dedicates the land to public use and that parol evidence cannot be relied upon to contradict the plat’s explicit dedication.

We reject the additional claims of error.
